The real estate market in Reston continues its fast pace with 54 properties coming on the market and 33 going from Pending to Sold in the same seven-day period. Inventory has dropped to just under a two months’ supply of homes.
As always, we have a wide range of homes for sale with 13 properties from $1 million to $1,795,000 at the upper end of the market and 169 properties coming in at $500,000 or less. Our least expensive property is a studio condominium at Thoreau Place for $89,800.

In spite of the snow and ice, 16 new properties came on to the Reston real estate market in the last week.
The total number of homes for sale has dropped to 199 — an inventory of about  three months. These numbers push the market slightly in favor of the sellers, but finding the right crossroads of price and condition are still critical when bringing a property to the market.

There were 18 new properties that came on the market this week in Reston. That brings the total inventory to 209 active listings, or about a three-month supply. Anecdotal evidence (agents around the water cooler), says that the market is active.
Look for more homes to come on the market as we move into February, but if you’re waiting for a spring glut before you start your home search you might want to revise your plan. Interest rates are so low that it makes sense to buy now.

New listings of homes for sale in Reston have gone to just over 300 — a six-year high.
I know that sounds alarming, but in context it’s just over 1 percent of the total number of dwelling units and still not enough to start calling it a buyer’s market. Cold comfort if your house is lingering on the market but it’s good to for sellers to understand what’s happening in the market.

This week in Reston, 37 new properties came on the market. That brings the total inventory of homes for sale to 275 — the highest number in two years but still only slightly more than a 2.5-months supply of homes.
Real estate agents keep a careful eye on the number of homes for sale because it’s the primary indicator of what type of market we are in — is it a buyer’s market, a seller’s market or is it neutral?
Typical of Reston, we don’t adhere to simple labels. If you’ve taken care with getting your home ready to sell by deep cleaning, organizing and de-cluttering and you’ve resisted the temptation to price your home as if it were the very best one ever, Â you will likely be rewarded with a contract in less than 30 days.
We are seeing a lot more requests for seller paid closing costs in contracts and buyers are being more demanding about home inspection items, all things to keep in mind as you prepare your home for market.

We continue to stay even adding new houses to the market at about the same pace that they are going under contract. Thirty-five new properties were added this week with a total inventory of approximately 240.
The market does have a decidedly slower feel to it unless you happen to be selling a certain type of property — the classic “family” home for less than $675,000, in which case you’ll likely get multiple offers!

Total property inventory is holding steady in the 225 range. A big improvement over the very constrained numbers we’d been seeing over the past year.
