More than two years after joining forces to buy Worldgate Metro Plaza in Herndon, two developers have once again partnered to buy a property in the area.

Newmark Knight Frank, a real estate advisory firm, sold the office building on 2100 Reston Parkway to Moore and Associates and Harbert Management Corporation, an Alabama-based investment management firm.

The seven-story, 178,667-square-foot building includes a fitness center, lounge, game room, and conference facilities with 562 parking spots in a two-level garage near the building.

Here’s more from Newmark Group, Inc. on the sale:

With 76 percent of the building already leased, the new owners have a great start on fostering a strong tenant base in a highly-desirable area of one of the country’s fastest growing markets.

“2100 Reston Parkway is located on the main north-south spine of the dynamic Reston submarket. It is easily accessible to the amenities located at Reston Town Center,” said NKF Executive Managing Director James Cassidy. “The property will benefit from all of the adjacent development south of the Toll Road including Brookfield’s transformational, Wegman’s-anchored 4.1 million-square-foot Halley Rise project and JBG Smith’s Reston Heights development.”

“The building is also proximate to the soon-to-open Silver Line Reston Town Center Metro station and will continue to perform well due to the buyer’s continued strategic improvements to the asset in the tightening Reston market,” added Cassidy.

The details of the deal were not disclosed publicly.

Fellowship Square, a nonprofit organization that provides affordable housing and services for seniors with limited incomes and resources, is hosting its second annual fundraising tonight (Wednesday).

The event, “Winter Wonderland Fundraiser for Affordable Housing,” takes place at Hunters Woods at Trails Edge (2222 Colts Neck Road) from 6-8 p.m.

Here’s more about the organization from its website:

Residents at our four Fellowship Houses are active, independent, and remain engaged with life in their communities. Some residents are area natives, with most of them coming from the East Coast and states east of the Mississippi River. However, many residents relocated from across the country, or from other nations, to be near family members.

Residents often worked in occupations with little or no retirement benefits such as teaching, cosmetology, unskilled labor, and farming. Some are even refugees from forced labor camps. All have limited means and many live on Social Security or Supplemental Security Income alone. Without Fellowship Houses, many of our residents would live in less than ideal conditions or be homeless

There is no entrance fee, but RSVPs are encouraged. The fundraiser will include win, beer raffle prizes, and desserts.

More information about the event is available online.

Comstock Partners will not break ground on the public-private redevelopment of downtown Herndon until early 2020 –sometime after the previously anticipated groundbreaking this year.

The project, which includes a $3.6 million contribution from the town, would create a cultural arts district in the town and a multi-family development with around 273 apartments, 17,000 square feet of retail, an arts center, an arts plaza, and a 787-space parking garage.

At a recent Herndon Town Council meeting, staff indicated that the developer and the town were working through legal agreements on the approved project.

A spokesperson for the town declined to comment on why the groundbreaking was pushed back. A spokesperson for Comstock Partners did not provide comments on the record.

The town’s website states the following as of Monday night:

The following actions are anticipated prior to closing on sale of the 4.675 acres of town-owned land to Comstock, at a date yet to be determined: 1) further agreement to protect town financial interests, as outlined in the Comprehensive Agreement and requiring Town Council approval; 2) application by Comstock to the town’s building official for building permits; and 3) completion by Comstock of its internal processes, in preparation for construction on the project

The 4.7-acre site on which the development would take place is north of Elden Street, east of Center Street, west of Station Street and south of the Washington & Old Dominion Trail.

Local Fairfax County transportations officials are considering changes to Fairfax Connector routes in the Reston and Herndon area to meet demands created by the expansion of the Silver Line next year.

Of three options presented for changes, the county is recommending the “transformation” option — Other options included increment changes to the development plan or streamlining existing routes.

The recommended model would offer new service options, all day local service, and more frequent service to Metrorail Station through feeder routes at peak times. New planned connections include Sterling Plaza, Centreville and George Mason University in Fairfax.

County officials say the transformation model covers a greater area and includes the future Innovation Station. The model was also endorsed by the Multimodal Transportation Advisory Committee for recommendation to the Fairfax County Department of Transportation (FCDOT).

A recent marketing survey found the following areas had the lowest rankings:

  • Available when you need it
  • Fast way to travel
  • Goes places you need to go
  • Offers real-time information
  • Fits into your lifestyle

Users sought more frequent service, operation earlier or later in the day, and express bus service. Others said they were concerned about connections to Wiehle-Reston Metro East Station and Reston Town Center.

Reston Association’s Board of Directors will vote on a preferred service alternative on Thursday (Dec. 19).
