Developed in 1974 by Jeffery Sneider & Company, the Links Pond Cluster of townhomes in South Reston features three-level, four-bedroom, brick-and-siding homes.

Greenskeepers Court, Links Pond ClusterThe 67-home neighborhood borders Reston National Golf Course, and features the pond for which the cluster is named. It’s a common sight in the summer to see people spending lazy days fishing in the pond.

One of the things I most love about this neighborhood is that it feels like a little touch of country in the heart of Reston.

This is a great community for young families. The schools — Terraset Elementary, Langston Hughes Middle School, and South Lakes High School — are all nearby.

And as the children grow, there is plenty of parking to accommodate your needs as the number of cars you have grows. Each home has one assigned parking space, with plenty of additional parking on South Lakes Drive.

With easy access to the Reston Association paths, it’s easy to get out for a run or walk. Links Pond is close to both South Lakes Village Center and  Hunters Woods Village Center, home to the Reston Community Center.

Residents also have easy access to the Toll Road and the Wiehle-Reston East Metro. As with every cluster that is part of Reston Association, Links Pond residents have access to the RA pools and tennis courts — nearby Glade pool with its waterslide is a favorite for kids!

Many people don’t realize how close Reston is to the lovely Lake Fairfax Park. In fact, several Reston neighborhoods back up to the park. Bentana Woods is one of them.

1629 Bentana WayThe rustic nature around Bentana Woods will make you forget you live in a bustling area. Built in 1972 by Bennett of Virginia, this community is located in the Tall Oaks section of Reston.

I recently found the original marketing brochure, which was pretty entertaining. Some of the information is not relevant anymore — I assume most people have replaced the Formica-surfaced cabinet tops by now, and Lake Anne Elementary School has indeed been built. Read More

In Reston, we have a number of apartments that were built in the 1970s that converted to condominiums in the late 1980s. Vantage Hill, Park Crest, and Ivy Oak are just a few of them.

11603 Vantage hillAs a Realtor, I always find them interesting. They are mostly tan brick with the ever-present Reston Brown trim. They tend to be a little on the boxy side, a little on the plain side; but most of them are set on really large land parcels. Some are set in the woods, others have open parklike areas, but they all have a lot of open space.

Vantage Hill sits on 15 beautifully wooded acres that have been designated a Backyard Wildlife Habitat by the National Wildlife Federation. That’s 15 acres for 152 units — or more than 4,000 square feet per unit. I don’t know where else you’d find anything approaching that amount of open space in a more recently built condominium. When most people think of condo living in Reston, they think of the high-rise buildings in and around Reston Town Center. Guess what? Within a half mile of Reston Town Center, you can find a condominium community of townhouses.

That’s right. Townhouses. Ivy Oak Cluster is the perfect place for anyone who wants the ease of condo living — that is, someone else to take care of all the exterior maintenance — without living in a high rise.

Ivy Oak Cluster was built in 1970-71 and consists of 96 two-story, three- or four-bedroom townhomes. Each has a great backyard space, many of which are fenced. The neighborhood also has a large common space with a wonderful playground.

Ivy Oak is located off North Shore Drive, close to Temporary Road. There is a secret path (at one time a service road) between the cluster and the Fannie Mae building. The secret path means leads to Old Reston Avenue and the W&OD Trail, making a walk over to Reston Town Center quick and easy.

Ivy Oak is a gem, especially for families with young children (they will love the large playground!). And, not only can you walk to Reston Town Center,

the cluster is close to both Whole Foods and Harris Teeter and has easy access to the Wiehle-Reston East Metro station.

Children attend Lake Anne Elementary School, which is just one mile down the street, Langston Hughes Middle School and South Lakes High School.

We’re moving into a strong Spring market here in Reston, with somewhat low housing inventory and pent up demand, especially in the mid- to upper-$400 range. Lots of buyers are looking for townhouses in that price point, and the homes are going quickly.

So if you’re a seller what can you do to minimize your time on the market?

The basics never change — your goal as a seller is always to try and create a “market of one.” You want to be the best-priced, best-presented property in your category. That doesn’t mean you have to be the most updated but you should be the best priced for your property’s condition and location.

In the past 10 days 46 properties have come on the market in Reston.

Here are a few of the new listings:

2364 SOFT WIND CT 3 BR 2 FB, 2 HB. List price: $404,990. Open Sunday.

2174 WHISPERWOOD GLEN LN. 2 BR, 2.5 BA. List price: $315,000.

11625 VANTAGE HILL RD #1C 3BR, 2 FB. List price: $225,000.

12025 NEW DOMINION PKWY #310. 2BR, 2 FB. List price: $729,000.

11606 BROMLEY VILLAGE LN. 4BR, 3.5 BA. List price: $674,999.

11556 BRASS LANTERN CT. 3BR, 3.5 BA. List price: $635,000. Open Sunday.

Many Restonians value living green — they want to minimize their environmental impact as much as possible.

Heating a home with solar energy is one area where people can make an serious difference. That’s why the 35 patio homes that comprise Solaridge Cluster are so coveted. Every house has a solar attic with large, south-facing windows that collect heat on a winter’s day, and a blower and duct system that bring the warmth down to the living levels.

SolaridgeThese gorgeous Contemporary homes have more to offer than energy efficiency.

Solaridge Cluster homes have natural cedar siding, feature open floorplans, and have expansive decks and patios. Of the 35 homes, 29 are two-story models and the six homes on the east side of the cluster have walk-out basements.

Despite the large windows, these single-family homes are very private. Your neighbors are close (and it is, in fact, a very tight knit neighborhood), but inside your home you feel like you’re miles away from everything.

The first house was built in 1983. Since the beginning, one of the things cluster residents most enjoy is a small neighborhood is one where everyone knows each other.

The springtime community clean-up and an annual block party foster a sense of community, and many residents have found “best friends” just down the street.

Solaridge Cluster is across the street from South Lakes Village Center and close beautiful trails, the Reston National Golf Course, the Dulles Toll Road, and the Wiehle-Reston East Metro station.

While the weather hasn’t exactly been cooperating, the new housing inventory says that spring has arrived in the Reston Real Estate market.

There are currently 192 active listings for sale and 132 pending sales in Reston.

The past 30 days has seen 68 homes go from pending to sold. That leaves us with just under three months (2.8), of housing inventory.

Houses are still sitting on the market longer — the average days on market is 61 before getting a contract. That’s a long time to have your house on the market,  especially if you’re living in it!

While snow and ice can dull real estate activity, the Reston market has done fairly well these past few weeks.

Inventory is still on the low side with just 177 active properties but that should improve as we move into the Spring market. At current levels we have 2.76 months’ worth of housing inventory. We have 131 pending home sales and 64 homes sold in the past 30 days.

Here are a few of the new listings.

If you are looking for a charming and friendly neighborhood, Chatham Colony Cluster in the Lake Anne area of Reston is a perfect fit.

Chatham Colony, a small neighborhood of about 45 Colonial-style townhomes, is the kind of neighborhood where neighbors know each other.

1539 Chatham ColonyThe townhomes have brick exteriors, shuttered windows, two designated parking spaces and wooded backyards.

Like many Reston homes built in the 1970s, each has beautiful hardwood floors and large windows. With three bedrooms and full basements, each home offers plenty of space for growing families and empty nesters alike.

Perhaps one of the best features is that this neighborhood sits right off Moorings Drive and North Shore Drive, just a five-minute walk to Lake Anne Village Center and a five-minute drive to the Wiehle-Reston East Metro station.

Although not directly on  Lake Anne, the cluster does have a private dock for those with canoes, kayaks or small sailboats. The cluster also offers easy access to the Reston Association trail that circles Lake Anne, making walks around the picturesque lake easy.

Neighborhood children are zoned for Forest Edge Elementary, Langston Hughes Middle School, and South Lakes High School. Reston Association’s North Shore Pool is an easy walk across Lake Anne Plaza, and the Lake Anne sprinkler park is practically in the neighborhood’s backyard.

South Reston is simply gorgeous. Two lakes, a nature preserve, and miles of walking paths make the area an outdoor lover’s paradise.

11004 Thrush RidgeLiving on Lake Thoreau or Lake Audubon is the epitome of the Reston lifestyle.

Located near the intersection of Twin Branches and Glade in South Reston, Lake Audubon Terrace is a great neighborhood since approximately half of the townhomes are direct lakefront property.

The Cluster was built between 1983 and 1988, and is located on Thrush Ridge Road and Glade Court.

All of these townhomes have three or four bedrooms. They are three-level homes and feature brick and siding. Some of the units have one-car garages. No garage with your unit? No worries. They all have assigned parking spaces with plenty of visitor parking available.

But it’s really all about the lake. Residents have Lake Thoreau access, complete with a private dock. You can launch your canoe or kayak, or just sit on the dock and enjoy the view.

Have a dog? The neighborhood pups love walking on the Turquoise Trail, which passes by the neighborhood. They also like the award-winning Walker Nature Education Center, which is just down the street. Here you’re just minutes away from nature and all that the Reston Association trails have to offer.

Students attend Reston’s Sunrise Valley Elementary School, Langston Hughes Middle and South Lakes High School.

South Lakes Village Center, featuring a grocery store and many restaurants, is an easy walk from Audubon Terrace.

Why are Europeans so fit? In part, because they walk everywhere.

Reston in general was model off of that European idea, and is a pedestrian-friendly place. The West Market community in North Reston is a perfect example, with grocery stores, restaurants, a movie theater, and anything else you could need just steps from the front door (even Target is walking distance).

westmarketWest Market comprises two condo communities: Madison Park Condominiums and Lincoln Park Condominiums. Madison Park has 122 condominium units (24 of which are townhouses) within seven buildings. The Lincoln Park community has 104 luxury, two-story townhome-style condos.

Five different builders came together to create this architecturally diverse community. Most people first notice the rounded exteriors that are unlike anything else in Reston.

Spacious common areas include a clubhouse, which includes a main hall and kitchen for meetings and gatherings, a fitness center and sauna, and an outdoor pool.

This neighborhood was built in the late 1990s, just a few steps from Reston Town Center. That means dozens of restaurants, shops, and entertainment are next door.

In addition, Trader Joe’s and Harris Teeter are close by, and the W&OD trail and YMCA are practically in the backyard. You don’t need a car to live here, but if you do have one it is a quick hop onto Fairfax County Parkway and the Dulles Toll Road.

West Market is a great choice for anyone who wants to live in the Reston Town Center area without actually being in the Town Center.
