At this rate we have less than a two-month supply of houses to sell. Good news for the sellers, less good for the buyers.

I’ve been avoiding it all summer, but as we head into the fall there’s no hiding that the Reston real estate market is slow. We have a lot of houses on the market and it’s taking a lot longer to sell them.

There are 397 active listings in Reston, that represents a five-month inventory of homes for sale. The market is now favoring the buyers.

So what does this mean for the sellers? The sellers job is always the same — to be the best-priced and best-presented home in your category. In a crowded market, sellers have to work harder on presentation and work closely with their agents on pricing. Leaving room to “negotiate” is not a good strategy. All it does is signal to the buyers that they have time to think things over.

Sellers need to create a sense of urgency in the buyers, this is done by pricing at the low end of the range — it communicates to the buyers that they need to act quickly or lose out on a great home.

Here are the numbers in Reston: we have 397 homes for sale. In the past 30 days: 92 homes are pending sale, 75 homes when from pending to sold and 77 sellers withdrew their properties from the market, some of those 77 gave up and some immediately re-listed.

Even with a holiday week last week, we managed to get 29 houses sold in Reston.

Home prices in this group of newly sold listings ranged from $1,650,000 for a Midtown condo to $188,000 for a Northgate Square condo. Average days on market was down to 21, an improvement of just over seven days.

There were 27 properties that went from Pending to Sold this past week. In Reston, there are 226 Active listings. In this faster-moving spring market, that represents just over a two-month’s supply. There were also 32 homes that went from Active to Pending in the same seven-day period.

If you’re in the market to purchase, be sure to have your ducks in a row before heading out — this means sitting down with your lender first to get pre-approved. If you’re thinking of selling, the faster- moving market doesn’t mean you can cut corners in getting your home ready to sell. Making your home looks its best and pricing it well will reward you with a fast contract.

The buyers are out, so if you’re planning on selling this year you might consider listing sooner rather than later. We have 213 active properties on the market the absorption rate (how long it would take to sell all 213 homes), is a little over four months.

Only nine properties went from pending to sold in Reston last week. That small number is consistent with the very sluggish November/December numbers we were seeing.

What’s much more encouraging is the large number of pending home sales, which is at 66. More than half of those properties went under contract in the past two weeks. That confirms there is a lot of activity in the market — certainly more than at this time last year.

Overall inventory is at 218 active homes for sale, or about a three-month’s supply.
