Local Home Sales Boosted –– Home sales in Reston and the surrounding areas were up 22 percent over the same month last year, according to a recent report from a realty company. The median home price dropped by about 1 percent, but with inventory down, homes were snatched up quickly. [Reston Patch]

The Fairfax County Board of Supervisors this week approved plans for a new 260-unit apartment complex near the Wiehle-Reston East Metro Station.
The seven-story apartment complex, dubbed “the Lincoln,” will be located next to the site of the future Metro Commerce Center, a multi-acre development by Vornado Realty planned to consist of four towers featuring offices, residences, retail and a hotel.
The Lincoln is slated to be built on three acres near the corner of Sunrise Valley Drive and Commerce Park Drive, where a surface-level parking garage for the Executive II office building is located now.
The firm developing the Lincoln, Wiehle Station Ventures LLC, told the board that the apartment complex will feature an interior
courtyard and underground parking.
“The developer will also help to build the planned shared-use path along Sunrise Valley,” the board said in its announcement Thursday.
The site for the Lincoln complex is close to Reston National Golf Course and Soapstone Drive, where a future toll road crossing is planned.
The Fairfax County Board of Supervisors has approved the rezoning of nearly 12 acres of office space near the Wiehle-Reston East Metro Station along with Vornado Realty Trust’s plans for its transformation.
The area, adjacent to the Metro station at Wiehle Avenue and Sunrise Valley Drive, will be redeveloped by Vornado into 1.5 million square feet of residences, hotels, restaurants and retail. Washington Business Journal first reported on the approval yesterday.
The nearly 12 acres have long been zoned as industrial. With Vornado’s redevelopment plan, three existing six-story office buildings will remain, but the rest will be transformed into a live-work-dine-shop destination for those who want to be close to Metro and Reston’s busy business corridor.
The development will include a seven-story building that will fit up to 200 residences, another 24-story building that will fit up to 300 residences, a new 22-story office building of more than 350,000 square feet, and a new 14-story hotel that will feature around 175 rooms, according to Vornado’s application as reported by the county.
These new buildings will be among some of the tallest in Reston.
Occupants of the new development will have access to both the north and south sides of the Metro station, from Sunrise Valley Drive via Commerce Park Drive. Retail and dining businesses would be on ground floors of the buildings and would aim to minimize car use.
The plans also include a total of 1.5 acres of open space, with small parks, bicycle tracks and a promenade along the businesses, and will feature public art including a water feature.
Residents of the development will also be Reston Association members, and therefore would have access to the pools, tennis courts, event and recreation opportunities that come with membership.
A Philadelphia-based developer has bought up 180,000 square feet of office space in Reston with plans to renovate it and add high-end amenities, in hopes of attracting tech companies.
Rubenstein Partners announced last week it purchased the five-story building at 11493 Sunset Hills Road for $18.6 million. Unisys Corp. recently vacated the building after more than 10 years.
Built around 1988, the property is close to the Reston Station neighborhood, which is just a short walk from the Wiehle-Reston East Metro station. It also is near the Dulles Toll Road, Reston Town Center and Plaza America.
“11493 Sunset Hills Road is exactly the kind of value-add opportunity Rubenstein Partners seeks out,” Mike Daugard, a Rubenstein Partners vice president, said in a statement. “The outstanding location speaks for itself.”
Rubenstein Partners soon will begin work on updating the building with new high-end amenities to create a more modern feel, Dugard said.
“The vision for the property is to convert it from a traditional office building to a high-tech magnet by refashioning the interiors to offer higher ceilings and a more open ‘industrial loft’ feel,” he said.
In addition to all-new HVAC systems and a modern building management system, the building will get a fitness center, conference center and food service areas, according to plans from Rubenstein Partners.
All renovations and additions are expected to be complete by the end of 2017. At that time, Rubenstein Partners will hand over operations to real estate firm Newmark Grubb Knight Frank, which will lease the space.

Buying a home in Reston can be pricey. Did you know it is the priciest in the commonwealth?
That is the finding from real estate firm Coldwell Banker, which recently looked at the most expensive communities nationwide.
Virginia’s winner was Reston/Vienna, with an average listing price of $641,783.
Also in the top five: Alexandria, Fairfax, Ashburn and Burke. Neighbor Herndon came in No. 8 with an average price of $490,560.
Meanwhile, the average four-bedroom Virginia home costs $317,336, according to Coldwell Banker.
So what does $640,000 get you in Reston? Here’s some listings that come close:

Eleven properties went from pending to sold in Reston last week. The total inventory of homes for sale is just under 300 houses. One interesting item to note this week is that the average price of those 11 homes was $378,000 — a good bit lower than our typical average of $450,000.
