BLVD Construction1Reston Station is getting a coffee house — one that will look familiar to, well, everyone.

Starbucks has signed a lease to take over newly built-out space on the plaza level of the BLVD apartments, says a Comstock spokeswoman. An exact opening date has not been announced.

Comstock is the developer behind BLVD, which began leasing earlier this year, as well as the rest of the mixed-use development adjacent to the Wiehle-Reston East Metro station.

Also coming soon to Reston Station (and previously reported): Founding Farmers restaurant. Meanwhile, pop-up shops at Reston Station’s Urban Pop (the little glass booths on the plaza) will continue to operate.

In case you are counting, the addition of Reston Station will make seven Starbucks stores in Reston (Reston Station, Fox Mill, South Lakes, Plaza America, Reston Town Center, Spectrum, and North Point).

Want to drink local? The revamped Lake Anne Coffee House is expected to re-open under new ownership in the next few months.

Yoga at Reston StationReston Station is now offering free outdoor exercise classes on the plaza.

“Barefoot on the Plaza” begins May 3 5:30 to 6:30 p.m. with yoga with teachers from Reston’s Beloved Yoga. Yoga will continue Tuesdays through May.

The programming continues with mat Pilates at 5:30 p.m. on Wednesdays this month with instructors from Reston’s Pure Joe Pilates.

Bring your own mat or borrow one from a supply there. Afterwards, stick around for some treats from Urban Pop vendors — or on Wednesdays, from the Smartmarket booths set up nearby.

Reston Station is adjacent to the Wiehle-Reston East Metro station at Wiehle Avenue and Sunset Hills Road.

Reston Station Smart Market in 2015The afternoon farmers market returns to Reston Station’s plaza on Wednesday, April 20.

Smart Markets, which operates several area farmers markets, will be in Reston Wednesday afternoons (3 to 7 p.m.) through November. Smart Markets relocated the Reston market to Reston Station, at Wiehle Avenue and Sunset Hill Roads next to the Wiehle-Reston East Metro, last year after several seasons in an office park at Reston Parkway and Sunrise Valley Drive.

Reaction from the community was mixed, though, as some patrons did not like having to park in the parking garage and make their way up to the plaza.

Smart markets says it will have $1 “Market Parking” on Wednesdays. Here is how to access it:

Follow the signs for “Park X” in the Reston Station garage. They are marked with a blue “X.”  You can use your ticket to pay the $1 “Market Only” parking fee at a pay station before returning to your vehicle (if you’ve come in no earlier than 3 P.M. and stayed no more than 60 minutes). The Park X entrances are the first two left turns after entering the garage from Reston Station Boulevard.

Model of Reston Station when it is fully built

Now that Comtsock’s BLVD apartments are fully built and welcoming residents, the developer is now marketing retail space for lease.

Comstock has four retail spaces on the ground floors of BLVD that it is marketing for new tenants. Spaces available include a 1,981-square-foot space on Reston Station Boulevard, and spaces of 2,011, 2,559 and 1,890 along the plaza (though Comstock says a national retailer is close to inking a deal for one of those locations).

Across the plaza a 16-story office building is under construction. That building at 1900 Reston Metro Plaza was designed by world-renowned architect Helmut Jahn and will feature 365,000 square feet of office space adjacent to the Wiehle-Reston East Metro station.

Comstock is marketing an 8,479-square-foot ground floor space as an ideal place for a large restaurant.

As previously reported, Founding Farmers will be an anchor tenant in the 10,000-square-foot retail space that will eventually be the ground floor of a hotel.

Meanwhile, small vendors will continue selling at Urban Pop’s pop-up stores on the plaza. The Smartmarket Farmers Market also returns April 20 for the season. It will be open Wednesdays from 3 to 7 p.m. through November.

The first residential building at Reston Station, adjacent to the Wiehle-Reston East Metro, is officially open and welcoming its first residents.

BLVD Luxury Apartments is holding a celebration Tuesday from 5 to 8 p.m. Stop by the building off the Reston Station Plaza for food, wine and a tour of Comstock’s newest residential project.

BLVD features 450 apartments and is the first building to open at Reston Station. Coming soon will be a 16-story office building (under construction), a hotel, and a Founding Farmers restaurant.

If you can’t make it to the party, BLVD’s leasing center is located on the plaza at Reston Station and is now open seven days a week.

Rents will start at about $1,900 a month for a studio to more than $3,000 for a three-bedroom plus den model. There are a number of floorplans available.

Among the features and amenities:

  • Stainless steel, gas appliances, hardwood laminate floors, quartz countertops and other high-end finishes in all units.
  • A concierge lounge, business center, and cold-storage space for grocery delivery, as well as an exercise room and yoga/martial arts space.
  • 20 percent (88 units) of the apartments are priced for workforce housing.
  • A ninth-floor “skypark” with green space.
  • Penthouse-level lounge, pool, media lounge, dog walk and demonstration kitchen with 360-degree views.

Residents of the building will be Reston Association members. Comstock has paid RA $650,000 in developer contributions, $300,000 of which is an association initiation fee under a new membership fee structure for buildings along the Dulles Toll Road, which were not previously RA property.

 The little glass retail huts at Reston Station have some new tenants.

Urban Pop, a retail concept that began on the plaza by the Wiehle-Reston East Metro in late November, will have a changing list of vendors. Vendors — which range from crafters to a bookstore to specialty food sellers — commit to just a month at a time.

But that brings in a constant rotation of vendors who can test the market for a retail operation. The stores are open 3 to 7 p.m. weekdays and at the owners discretion on Saturdays.

Here’s who is at Urban Pop this month:

Arthur Christine — Vienna-based hand screened graphic T-shirts and bags.

Cafe9 Catering — offering snacks and sandwiches.

Green Fare — An outpost of a full-service, organic vegetarian restaurant in Herndon offering to-go selections.

Pearl Fine Teas — Returns with custom and carefully selected tea blends.

Scrawl Books — Reston’s new independent book seller.

She-Rise — Handmade jewelry, scarves and other accessories.

Farm 2 Carb — A collaboration between a Great Falls farmer and a pastry chef, this shop sells farm products such a pear balsamic vinegar along as well as creations such as pear tarts.

Aperture/Credit: Bozzuto

The under-construction residential property by Reston developer Chuck Veatch and Bozzuto has a name: The Aperture.

The Aperture is the project at Sunset Hills Road and Metro Center Drive, across the street from the Wiehle-Reston East Metro and Comstock’s Reston Station.

The Aperture will feature 421 apartments in a seven-story building, and has been approved for 10,000 square feet of ground-floor retail. The five-acre site was previously home to a mini-storage facility and retail strip center.

The site was also previously zoned industrial. Now that it is residential, residents will be Reston Association members.

Aperture under construction Dec. 2015Planned amenities include a pool, pet play area, outdoor kitchen, fire pit, outdoor yoga space, and amphitheater, according to the Bozzuto website. The building will have 15,000 square feet of amenities, including an expansive resident clubroom.

Among the other amenities: a 24-hour concierge, a movie screening area, library/work space, three adjacent fitness spaces, underground parking and a Wi-fi lounge with computer games.

Metro SIlver Line Map/Credit: MetroThe Northern Virginia Transportation Commission is hosting a forum in Reston on Thursday to hear from the public the concerns and solutions “about WMATA and help identify solutions to get Metro back on track. “

Metro’s Silver Line opened in Reston in summer 2014. It will be the terminus of Phase 1 of the rail line until 2020, when Phase 2 stations, including one at Reston Town Center, open.

But Metro has been plagued by problems lately. This year began with a woman dying in a smoke-filled Metro car near L’Enfant Plaza. There are offloads and delays daily. And Wiehle-Reston East has been criticized for poor garage and kiss-and-ride design.

Thursday’s meeting is from 6 to 8 p.m. at Reston Station’s building on the plaza. 11389 Reston Station Blvd.

It will be a workshop-style format, and the forums will begin with a presentation by the Virginia members of the WMATA Board of Directors and senior WMATA staff, including new Metro General Manager/CEO Paul Wiedefeld, will share results from recent efforts to engage customers and provide updates on improvements and investments as well as continuing challenges.

Participants will break into roundtables, where they will prioritize issues and identify solutions aimed at helping WMATA earn rider loyalty.

Residents will not have to pay the annual RA assessment fee but they will be offered an optional $350 annual recreational package to gain access to RA’s pools, tennis courts and other amenities for members.

When and if the building goes condo, residents will pay 50 percent of the RA full-member assessment, under the agreement between RA and Comstock.

1825 Michael Faraday DriveThe rezoning for a new housing development a quarter-mile from the Wiehle-Reston East Metro Station has been postponed until early next year.

“The Lofts at Reston Station,” first announced last spring, was slated to go before the Fairfax County Planning Commission Dec. 9, but has now been postponed to Feb. 18, Fairfax County documents show.

The project, by Pulte Home Corp., seeks to build 42 two-over-two townhomes on the site of what is now a one-story office area at 1825 Michael Faraday Ct.

The Pulte project would need to rezone the 1.58-acre parcel from the I-4, Medium Intensity Industrial to R-30 residential district. As part of the rezoning, Pulte is asking to modify the minimum R-30 district size from three to 1.58 acres to allow the “infill” project.

Pulte is also asking for waivers on the minimum front and side yard sizes (from 20 to 10 feet) and the amount of open space (from 40 percent to 23 percent).

The Michael Faraday location is surrounded by other office buildings, but is just past the office building at 1831 Wiehle Ave., where developer JBG is seeking to rezone an office building to construct 504 multifamily residential units and up to 61,000 square feet of retail.

Also nearby, the 540-unit BLVD Apartments are nearly completed, and Bozzuto is in the process of building more than 421 apartments in the 11400 block of Sunset Hills Road.

On Michael Faraday Court, the existing 11,000-square foot, one-story building has been owned by the Hardwood, Plywood & Veneer Association since 1976. Pulte would have to own the property before rezoning, and likely has a contract to buy conditional on the rezoning, commercial real estate sources said.

“The proposed development will replace a single-story office building with attractive and high-quality facades, enhance the mix of uses desired near the Wiehle Avenue East Metro Station, and facilitate the planned grid of streets for the Transit Station Area,” states the Pulte’s rezoning document.

Pulte’s plan includes residences that will be “distributed in two rows oriented east-west to align with the future grid of streets, with a central private street to provide access to the rear of the units.”

The plan will take advantage of additional pedestrian and vehicular access on new streets planned for the surrounding area. It also calls for eight-foot wide sidewalks and a pocket park in the northeast corner of the site.

Pulte has said that because the other new construction planned for Wiehle-Reston East is high-rise buildings, offering townhomes will serve a broader segment of housing needs.

Reston’s newest retail destination — Urban Pop at Reston Station — opened on Monday. The pop-up market is Comstock’s unique initiative where crafters and other businesses can try out a small retail space of their own without a big commitment.

And when Comstock says small, they mean small. Micro, even — about 100 square feet. But that is room enough for knitter Janice Everett, who was displaying her handmade scarves, gloves and hats in her space, called WitKnits, on Monday.

Everett, who lives in Reston and is a graphic designer by day, has been selling at farmers market and the online site Etsy. She said when she heard about Urban Pop, she thought it might be a great introduction to retail business.

About eight of the 9-by-10 glass booths are now open on the Reston Station plaza, hoping to attract Wiehle-Reston East commuters, visitors to the Wednesday afternoon farmers market and holiday shoppers looking for unique gifts.

Starting next year, Reston Station residents will also live just upstairs at Comstock’s BLVD apartments.

In Spring 2016, Phase Two (Urban Pop Active), is slated to open. Comstock saud Phase Two will feature outdoor piazza entertainment — live entertainments, food and drink — integrated with Metro pedestrian access and the ‘jewel box’ retail, says Comstock spokeswoman Maggie Parker.

“Reston Station is delighted to deliver this exciting shopping opportunity to our neighborhood,” Parker said. We are thrilled to partner with our vendors to provide a unique shopping experience at the Wiehle-Reston Metro. “I can’t think of a better time to launch Urban Pop than at the start of the holiday season.”

As of today, Reston has a bookstore again. Scrawl Books, an independently owned shop, opens Monday at Reston Station’s Urban Pop pop up stores.

Reston resident Rachel Wood, a longtime library employee, has been working on the Scrawl Books project for more than a year.

“We have had [books] coming in the last month or so, and I will have daily restocking from my vendors,” said Wood. She said the store will be at Urban Pop “until we are ready to go somewhere else.” She is still looking for longterm — and bigger — space.

Urban Pop is a row of small (about 100 square foot) retail spaces that Comstock is opening — starting today — on the Reston Station plaza. The stores will be a “curated mix of shops and artisans “that would be of benefit to commuters,” said Comstock spokeswoman Maggie Parker.

Scrawl Books will be open 3-7 p.m. weekdays and 10 a.m. to 4 p.m. Saturdays.

Wood said Scrawl will hold a “petite” grand opening on Saturday (which is also Small Business Saturday). There will be readings/book signings with Leesburg author Maria Gianferrari (Penny & Jelly: The School Show) at 11 a.m. and Retson author Terry Catasús Jennings (Sounds of the Savannah) at noon. Reston Station Gets Panda-fied

The plaza at Reston Station — soon to be home to Urban Pop artisan shops — has some new residents.

Two of the sculptures from D.C.’s Panda Mania public art contest of 2004 have been installed on the plaza.

“PandaMania” was a collection of more than 150 pandas (some in standing poses and some sitting) that had been decorated, painted or customized in various whimsical ways by artists.

 

New to Reston: “Pandela Anderson,” by artist Maggie O’Neill and “China Doll” by Amy Goodstine and Brandon Bloch.

Pandela Anderson, a take on Baywatch babe Pamela Anderson, can be found by the escalators to take people down to the kiss-and-ride area. China Doll is located around the corner and to the right, across from the new BLVD apartments.

Comstock spokeswoman Maggie Parker said the Pandas are on loan from a private collector.

Crane at Reston Station

There’s a new crane marking the skyline at Wiehle Avenue and Reston Station Boulevard.

That is because work is getting underway on the first office building at Reston Station’s mixed-use development.

The building at 1900 Reston Metro Plaza was designed by world-renowned architect Helmut Jahn. The 365,000-square-foot Trophy Office space building will rise 16 stories above the Reston Station Transit Facility with frontage on Wiehle Avenue, the Dulles Toll Road, and Reston Metro Plaza, says developer Comstock Partners.

The building is expected to take two years to complete. Comstock had said last year it would wait for a major tenant to sign on before construction. But with a large recent investment from an outside source, the developer decided to go ahead with office construction.

Rendering of Reston Station office building/Credit: ComstockThe modern design will feature a concrete-and-glass façade; a two-story natural stone lobby;  a dedicated below grade parking garage; in-building amenity space,a roof top helipad, and plaza level retail.

The building will be the first new office building to be developed since 2009 along the Dulles Toll Road with Metro access.

Jones Lang LaSalle will handle leasing the space.

“Reston Station is being developed in the most supply-constrained submarket in Northern Virginia, where significant net absorption has occurred over the past 24-months as office tenants seek trophy-quality, transit-accessible office space in the Toll Road market,” Bob VeShancey, Managing Director at JLL, said in a release.

Meanwhile, Reston Station’s Urban Pop retail spaces are under construction and are expected to open by Thanksgiving, says Comstock. The major retail tenant, Founding Farmers restaurant, is slated to open in late 2016.

The leasing center for BLVD apartments, which expects occupancy early next year, is now open on the plaza, weekdays from 10 a.m. to 6 p.m. and Saturdays from noon to 6 p.m.
